Shamal Holding will unveil The Grand at Nad Al Sheba Gardens in a staggered opening that begins on 19 August, the Dubai-based developer has said. The destination has been reported as fully pre-let and is designed as a neighbourhood-focused retail and lifestyle centre, with Waitrose & Partners serving as the anchor tenant.
Built for everyday life, not just shopping
Positioned as more than a conventional mall, The Grand aims to provide an integrated setting where residents can run errands, socialise, dine and access health and wellbeing services within a single, walkable environment. The developer cites deliberate design choices intended to make the destination feel embedded in local routines rather than a standalone leisure complex.
According to Shamal Holding, the development’s tenant mix has been chosen to reflect contemporary community needs and lifestyles. The initial phase, opening from 19 August, will centre on premium grocery provision, day-to-day services and food-and-beverage concepts, while further health and wellness additions are scheduled to arrive later.
Who will open at The Grand
The developer has confirmed a cross-section of brands and services have signed up ahead of the opening. Highlights include:
- Waitrose & Partners — the first Waitrose supermarket in Nad Al Sheba, acting as the primary anchor
- Food and beverage operators including Tashas, Somewhere, Home Bakery, Kokoro, Blu Pizzeria, Bake My Day, and Daima
- Everyday services and family offerings such as Maple Bear Nursery, Al Jaber Optical and Fixperts
- Pharmacy and personal care: Staywell Pharmacy and Tips & Toes
Shamal said additional wellness and healthcare partners will join in the following months. Fitcode and a branch of the American Hospital are scheduled to open in early 2027, rounding out the centre’s health and fitness offer.
Phased opening and the vision behind the scheme
The Grand will open in stages so that parts of the destination become operational from 19 August, with the dining and café scene expanding into early September. Shamal’s chief executive underlined that the scheme is intended as the next stage of a longer-term plan for Nad Al Sheba Gardens, conceived to knit retail, leisure and essential services into the everyday life of the surrounding community.
| Phase | What opens | Timing |
|---|---|---|
| Phase 1 | Waitrose & Partners, grocery and key services | From 19 August |
| Phase 2 | Expanded dining, cafes and bakeries | Early September |
| Phase 3 | Fitness, medical and wellness partners | Early 2027 |
By anchoring the centre with a British grocery brand, Shamal appears to be targeting a mix of international residents and local families who value quality day-to-day shopping alongside leisure options. The presence of nurseries, optical services and repair specialists underscores a strategy that prioritises convenience and habitual visits over occasional trips.
Retail analysts have increasingly flagged community-centric developments as resilient in a shifting retail landscape: locations that combine grocery anchors, daily services and accessible leisure tend to generate steady footfall and integrate more naturally into neighbourhood life. The Grand’s fully let status before opening suggests tenants were confident in the catchment’s potential.
For residents of Nad Al Sheba and the surrounding districts, the new destination promises a consolidated destination where routine needs and leisure intersect. For retailers and operators, it represents another example of how curated tenant mixes and phased roll-outs are being used to create lifestyle-oriented retail environments in rapidly expanding urban areas.
